The lake is incredible, and the neighborhood is fantastic. We hope you make wonderful memories here experiencing nothing short of a 5-star experience.
This guidebook should answer many of your questions, but we’re here if you need us. We know perfect doesn’t exist, but we’re committed to making your stay as close to perfect as possible. If anything isn’t right, please let us know immediately via text (it’s the best way to reach us, as cell service can be spotty), and we’ll do our best to assist you.

Directions
From Hampton, take US-321 S towards Butler, TN; take R on US-321 S towards Boone NC. Go 2 miles, turn L onto Moody Rd (sign missing), & immediately R on Campbell Rd (sign missing). Go 0.9 mile; turn R on Country Place Lane, stay on pavement, 4th house on right, slight right up driveway at 126 Country Place, see post marker at road.
One helpful detail when giving directions is to mention that we are just up the road from Little Milligan Elementary School. This can be helpful as there is also an RD Campbell Rd on the opposite side of the lake, and it can cause confusion for anyone unfamiliar.
Welcome to the Lake House! We're here to help you relax and enjoy your stay, but we do have a few simple rules to ensure everyone has a great time:
- Please - no pets, smoking, parties, or unregistered guests. No more than 4 vehicles are permitted.
- Quiet time starts at 10 PM, please be courteous of our neighbors.
- Help us protect the lake by keeping your boat at a no-wake speed within 200 feet of any dock or shoreline.
- We’ve provided colorful towels for lake use; please keep the white towels indoors.
- We live in the national forest —please keep food and trash indoors, and secure the trash bin with the lid firmly latched. A $100 fee applies for trash cleanup.
- We’re on a septic system, so only flush toilet paper and what nature intended. Please DO NOT flushing anything else, including flushable wipes.
- Feel free to use the outdoor gas fireplace for up to 30 minutes at a time.
- Please read instructions carefully when using the indoor wood burning fireplace (available during winter months only).
๐ค Dock: The dock is located down the driveway and back out the road you came in on. See the "Dock Access" page in our guidebook. There is a gravel parking area for the dock just off the road as you get to the end of the cove. From there, walk down to the dock, 2nd to last dock on your left. The dock is a shared space with our neighbor. Our side of the dock is on the Right as you walk down to the dock, please do not touch anything on the left side. Our community is a wonderful neighborhood and we ask that you be a great neighbor while you are visiting as well and be respectful of our neighbors and their property.
๐ถ Water Sports: A kayak and a paddle board are provided and are located on the Right side of the dock. Life jackets for your use are available on the first floor porch. TWRA requires children under 13 to have a life jacket ON; everyone else must have a life jacket with them. If you have a boat or jet skis, please note: NO WAKE permitted in cove or within 200 feet of any dock or shoreline. Need an extra paddleboard for your stay? We have additional paddleboards available for rent for $50 for the duration of your stay.
๐บ TV: Roku and Netflix are available, but no over-the-air channels. Login to your own apps if you like.
๐ค Tubing / Knee Boarding / Skiing: Want to add some thrills to your stay? Rent our power sports equipment package for $150, and it’s yours for the whole vacation! Just let us know if you’re interested.
๐ Fishing: Fishing is a great way to relax! No license is needed for kids under 13. Adults can easily purchase one online at GoOutdoorsTennessee.com or at nearby Walmart and Food City in Elizabethton.
๐ Books & Games: Game on! Check out the books and games upstairs in the loft. Corn hole boards are outside on the patio in the deck box.
๐งน Cleaning Supplies: Broom, dustpan, rags, vacuum cleaner, and laundry pods are located in the laundry room. There are cleaning supplies under the kitchen sink.
โ๏ธ Heat & Air Conditioning: Make yourself comfortable, but know if the doors or windows are left open, the system will automatically shut off until closed. The thermostats are located on the main floor on your left as you head towards the bedroom. On the 3rd floor, the thermostat is in the bedroom just inside the door on your right. To change the setting, press the temperature on the screen and then + or - to set the temperature, and then press the temperature to exit.
๐ Garden Tub: Enjoy a soak in the garden tub and let your worries melt away. We suggest skipping bubble bath to keep things running smoothly.
๐ฎ Trash: Extra kitchen trash bags are under the sink. Please bag all trash and place it in the trash cans on the back side of the house inside the fence area, by the air conditioner, making sure the lid is securely latched. DO NOT leave food or trash outside as you are in the national forest with wildlife everywhere.
๐ฉ Septic and Bath Tissue: You are on septic and will greatly enjoy our flushing toilets. Only flush, pee, poop, and toilet paper. DO NOT flush feminine products, flushable wipes, diapers, cotton balls, dreams, toys, or goldfish. Extra toilet paper is in each bathroom under the sink.
๐งฆ Laundry: Laundry detergent is provided. When not in use, please leave the detergent tray open a few inches and DO NOT close the washer door completely.
๐ฅ Wood Burning Fireplace: Fireplace is off from April 1 - September 30 and may not be used. Wood and starter materials will be provided during the winter months between October and March. Please keep the fire box closed and latched at all times. In order to ensure clean burning, please only use the seasoned hardwood provided, and let us know if you would like to purchase additional firewood. To start the fire, pull damper out all the way to the left. Once the fire is going well, move the damper to the right to damper it down.
๐ช Gas Firepit Outside: Please limit use of outdoor gas fireplace to 30 minutes at a time. Keep covered when cooled off.
โฑ๏ธ Umbrella: To keep our umbrella in top shape, please keep it closed and tied shut when not in use.
๐ก Motion Lights: Motion lights are located on the front and back sides of the house for guest and home safety.
๐ญ Grill: Gas grill and utensils are provided. An extra propane tank is by the air conditioning unit if needed. Please remember to brush the grill when done cooking and leave the grill and utensils in the same condition and place you found them.
โ๏ธ Appliances: Coffee maker, mixer, blender, toaster, crock pot, iron, cooler, and ice maker.
๐ Check-Out Time: 11:00 AM
- Please bag all trash, and place it in the trash cans by the air conditioner with lids secured.
- Lock up water toys at dock, secure paddles, and hang up life jackets to dry at the house.
- Start the dishwasher to give the next guests a fresh start.
- Start a load of towels, and hang up others to dry.
- Return all remotes to their original locations.
- Cover the fire pit and grill when cool.
- Ensure the umbrella is closed and tied shut.
